Seller Information
The time has come for you to sell your home and move on. What should you do now? Should
you try to sell it yourself?
Should you call a REALTOR®? Which REALTOR®? Which Company?
What are the most important points to consider when you list your home for
sale? Where are you going to live after you sell?
A lot
of thoughts will pass through your mind when you decide to sell your home. Lets take a
look at what your options might be.
First things first You need to gather some information
- How much will my home sell for?
- How much will a new home cost?
- How much time do I have before I have to move?
You know the answer to #3, but #1 and #2 are where your CENTURY 21 Realty Group-Sabbagh
Pickens agent comes in.
How much will your home sell for?
We will prepare a market analysis to help you determine what your home should sell for
in a normal time period, and how much it should sell for if you have to get moved
quickly. See our Key Market Factors section.
How much will a new home cost?
Your CENTURY 21 Realty Group-Sabbagh Pickens agent can provide you information about
homes for sale, not just in Bloomington and Monroe County, but throughout the United
States. See our section on Buyer Information.
Sell it yourself or List with CENTURY 21 Realty Group-Sabbagh Pickens?
Ask yourself these 9 questions then see our Marketing Services
section.
- Do I have the time to find a buyer or do I have to get it sold quickly?
- Do I have time to show the property myself?
.and will I know that people looking
at my home are qualified to buy or are they just "tire kickers"?
- Can I take inquiry calls about my home where I work or is the caller relegated to
leaving a message on your home answering machine?
- Are the people who will be entering my home looking to take advantage of me, and can
these people be trustworthy?
- Can I set in place for sale signs, advertising in the paper, answering the phone,
setting appointments, learning the paperwork and writing legal and binding contracts?
- Can I negotiate strongly in my own behalf without losing a potential buyer? Do I have
the required Residential disclosure statements required in Indiana? If my home was built
prior to 1978 where can I get a lead based paint disclosure and where do I find the
federally mandated Lead Paint brochure for every buyer.
- Can I help a buyer get qualified for a loan, and can I get a lender to work with me to
see that the loan is approved if an appraiser cant justify a sales price I
negotiated.
- When I find a buyer, which closing company do I use for the title work and transfer
documents. Throughout the transaction have I complied with federal fair housing laws (they
apply to everyone, not just professionals).
- After we closed the transaction am I still responsible to fix items that may break
because I could not provide a home warranty?
If you found as most
people do that you could not answer yes to the majority of the questions above then you
probably should consider listing your home with a professional. We hope you choose CENTURY
21 Realty Group-Sabbagh Pickens. We think youll find our marketing services are the
most powerful in the area, and that our agents are the most aggressive at obtaining sales.
When all is completed were confident youll be glad to recommend our company
and your agent to others.
